Adoptions Manager - Roads / Sewers / construction
I am seeking an experienced ADOPTIONS MANAGER for a large house builder for the management of roads, sewer adoptions, bond, legacy issues etc. to join their Hertfordshire office.
You will assist the engineers and design consultants with road and sewer designs and negotiations with Local Authorities / Water Authorities to achieve Technical Approval and complete adoption Legal Agreements.
The client is a large UK house builder working generally on very large new build sites with houses, apartments and some mixed use properties.
You will need to have previous experience doing Adoptions for a large residential builder or for a local authority.
You will need to have working knowledge of estate roads design, sewer design, construction and inspection.
You will assist the engineers and design consultants with road and sewer designs and negotiations with Local Authorities and Water Authorities to achieve technical approval and complete adoption Legal Agreements.
You will monitor adoptable works on site during construction to ensure accordance with designs and all necessary inspects etc. are completed.
You will work with the production department prior to new sites finishing, to ensure completion of the adoption works and a timely issue of a maintenance certificate for both roads and sewers.
You will ensure all Health & Safetey Method Statements and Risk Assessments are approved where works are carried out after or separate to the main site works.
You must have excellent communication skills to deal with external consultants and contractors.
Yo will manage the overal bondliability via our clients' bond database and identify the key triggers to facilitate reducation. You will review existing bondility and identify and manage areas where bonds can be reduced or cancelled.
You will prepare and review annual cost plans/ cash flow projections for adoption works.
You will maintain and manage the completed estates / legacy sites report in conjunction with external consultants for reporting to the Regional Management team.
You will appoint and manage external consultants on larger / complex schemes to resolve legacy issues and / or complete adoptions.
You will seeks quotations for highway, drainage, M&E, street lighting and landscaping remedial works using approved contractors.
You will do tender comparison and alysis of contractor proposals for remedial/ adoption works in conjunction with the commercial team.
You will ensure that grounds maintenance contracts are in place for relevant completed estates and that they are reviewed regularly and are ceased at the appropriate time when suc time adoption takes place.
You will need to understand and report on any legal implications and impediments which prevent the adoption of sewers, roads and public open spaces.
Salary is in the range of £50000 to £60000 per annum plus car or allowance, discretionary bonus, pension, share scheme, BUPA etc.
