SSA are recruiting on behalf of a well established Carpentry and Joinery Fit Out Contractor based in North West London.
Our client provide Carpentry & Joinery solutions on New Build or Refurbishment of existing buildings in the Commercial, Residential, Industrial, Retail and Health sectors.
The annual turnover has grown consistently year on year and the size and scope of the projects has also increased.

Our client is actively seeking to employ a Contracts Manager to oversee a project or several projects at one time. The candidate must have significant London Fit Out experience and have ideally a background in Carpentry and Joinery.

Position – Contracts Manager

Duties – but not limited to

  1. Setting up contract file & Quality Plan on every project
  2. Understanding the project budget plan for labour allowances and agreeing pricework rates for the operatives and sub-contractors at commencement with the commercial team, ensuring all rates and payments schedules/proformas agreed with sub-contractors
  3. Co-ordination of drawings, specifications, schedules & registers. Or ensure your site team have the latest relevant information or have access to the same(Document Control)  Pre & Post Contract
  4. Attending design co-ordination & project review meetings on site Pre & Post Contract
  5. Attend internal handover meetings, management meetings held at HQ
  6. Issuing RFI’s, with will include tracking and scheduling
  7. Pre-delivery of projects – ensure any project that is assigned to you
  8. To follow all company procedures, ensuring these are implemented regularly, to lead by example   
  9. Producing programs, set up project specific progress tracker and monitoring against site progress, notify clients of any delays or potential issues that may hinder our progress and agreed completion dates. Pre & Post Contract
  10. Producing Method Statements & Risk Assessments and supporting information, issuing and seeking client approval – ensuring site teams are working to up to date and relevant RAMS
  11. Produce Progress Reports, monthly, fortnightly or weekly this would be project specific
  12. Resource scheduling, Labour sourcing
  13. Attend Adjudications of subcontract / material orders by commercial teams or buyer
  14. Assessing subcontractors weekly payments and reviewing weekly wages  ensuring procedures are being carried out
  15. Keeping up to date & filing using the company QA / ISO procedures & forms
  16. Ensuring the site supervisors are carrying out their tasks and working to the Company Quality Procedures as set out on the following document *Site Supervisor Manual* - flag up any failings by site teams, and look to improve current site supervisors
  17. Always ensure your site supervisor use the latest QA forms
  18. To keep good records and notifications of all potential site issues with the client
  19. Identifying variations and providing the commercial team with the supporting information or ensure your site teams are providing the adequate information
  20. review sales invoices checking and signed off prior to payments, ensure any queries or contra charges are being recorded
  21. Multiple projects varying values 
  22. Keep a daily diary & always look to plan ahead


Ongoing Contract Works


  1. Ensuring a good company image is apparent on all projects – site teams are all wearing company PPE, and looks clean & presentable, site offices & storage areas are maintained and correct signage
  2. Setting up site ensuring the site team / supervisor have the correct equipment to deliver their projects
  3. Preparing Material Schedules Monitoring & Control of Material Call Off
  4. Resourcing labour to maintain site progression
  5. Monitor Suppliers/ Subcontractors progress and provide feedback, assist and update our subcontract (personal data base) in scoring operatives
  6. Track & Chase orders ensuring site teams have project specific directory so all parties know where the relevant materials / plant are coming from
  7. Preparation of Schedules For Material Call Off 
  8. Reconcile Labour time  against program – on a weekly basis
  9. Daily Interaction With Site Management To Ensure Labour / Material Requirements Are Met
  10. Daily Interaction with commercial team
  11. Ensure pricework is being made possible for the site operatives, review site operatives wages with site management team
  12. You are the eyes and ears of the company if something is wrong or being done wrong, never leave for other to sort out, and if you feel this is something that is not possible or achievable on your own please bring to your line managers attention ASAP
