Building Surveyor, London

My client is a reputable Housing Association that have a stock size of over 3000, and as a result of continued expansion, are seeking a Building Surveyor on a permanent basis to join their team within London.

As one of their Building Surveyors, your duties and responsibilities will include:
- Survey and specify programmes of works.
- To tender and let contracts in accordance with the Association's financial regulations.
- To manage contracts on site, ensuring that residents and site staff are fully consulted.
- Chair and take records of meetings at key stages. Maintain project files to include all instructions, minutes, payment certificates etc.
- Ensure compliance with all relevant Health and Safety regulations and guidance, including CDM, Control of Asbestos regulations etc.
- Administer payments and coding of invoices. Maintain records of expenditure in order to control budgets and provide expenditure forecasts.
- Collect and record data relating to stock condition and maintain the database as directed.
- Where necessary provide briefs for external consultants and supervise their work.
- Participate in resident involvement events, consultations and work closely with resident representatives to ensure that their views are reflected in specifications and processes.
- Deal with complaints in accordance with policies and procedures.
- Liaise closely with the development team and contribute to reviews of the standard brief and planning for new projects as requested.
-Monitor the performance of building components and feed this back to development where relevant
-To lead on disrepair cases and technical aspects of complaints and liaise closely with solicitors and relevant staff for quick resolution.
- To be involved with development activities when projects are onsite by performing the clerk of works role.
- To prepare and present written reports as and when required.

The Building Surveyor we are looking for should have:

*Relevant professional qualification (RICS or CIOB)
*HND or Degree level qualification in surveying or related subject
*Experience in:
oMaintenance provision within the building industry.
oPreparing work specifications.
oSurveys and Inspections.
oProcurement of works
oDisrepair
oContract monitoring.
oDelivering planned programmes of works
oM&E including lifts, water etc.
oDealing with leaseholders, general needs and sheltered schemes residents.
oUse of housing management database systems to administer maintenance service
