Job Purpose and Scope:
The Senior Sales Manager will take the sales lead in the delivery of sales for specific Lend Lease residential projects in the UK, maximising sales values, meeting volume targets and adhering to budgets. The Senior Sales Manager will manage, train and develop the sales team and ensure consistency across all sites. To have responsibility for the full sales cycle from securing sales through to customers moving into their new homes, whilst maintaining high levels of customer care.

Accountabilities, Key tasks and Activities:
Key tasks:
• Sets sales and revenue targets in line with board requirements and sales strategy agreed with the Sales Director
• Day to day lead on international launches providing strategic input based on relevant product to ensure sales volumes are met across global markets; attend some of the overseas launches in place of the Sales Director
• Review market trends and new opportunities to maximise sales volumes in new markets
• Prepares and maintains annual sales projections and plot pricing to ensure achievement of annual sales targets
• Review and stress test pricing to ensure pricing logic is current based on selling trends and local relevant competitors
• Drives sales objectives in accordance with sales targets, maximising sales values and meeting volume targets (sales and lettings if applicable) including the tracking of sales performance against budget and forecast to ensure achievement of sales against budget and forecast
• Inputs to the creation of sales, marketing and communications campaigns, including visual imagery, branding, marketing strategy, documents, PR plans, media relations communications and promotional material
• Detailed input to customer relationship management, working closely with the completions and handover teams
• Relationship management with surveyors who represent UK and overseas banks to ensure they are fully informed on projects prior to valuations
• Lead monthly meetings with the sales, marketing and completion teams, to ensure all customer relationship management is seamlessly managed, as well as looking for innovations to improve the customer experience
• Lead the sales team to effectively input in to marketing materials through collaboration with the marketing teams and monitor effectiveness of spend across projects suggesting improvements with specific feedback
• Detailed input with the development teams to optimise layouts and ideal mix/sizes for new developments based on target market requirements in collaboration with the Sales Director
• Develop and maintain close relationships to motivate sales and letting teams and selling agents, including recruitment, sales training and reward management of their teams
• Review sales incentives on a regular basis to maximize effectiveness to drive volume, based on relevant target markets
• Ensure competitor research data is maintained by the sales teams, to be used for assessing current pricing and researching for new developments
• Ensure Lend Lease's Incident & Injury Free policy is adhered to at all times
• Manage key internal relationships with other teams, including briefing internal teams on sales and market updates to ensure a cohesive implementation of sales and marketing strategies
• Working with the sales staff, agents and marketing department on database management of sales enquiries
• Ensure corporate guidelines are adhered to by the sale team throughout all marketing and communications activity
• Ensure all sales processes comply with legal and governance requirements and keep up to date with all relevant policies, regulatory or legislative changes
• Ensure sales teams are monitoring accuracy of online sales and marketing tools, including weekly monitoring of websites, property portals etc.
• Run training sessions on specific sales tasks to ensure best practice processes are rolled out across all projects, including use of mystery shops to help develop sales team skills
• Ensures efficient plot progression through to exchange and timely legal completion
• Manages sales budget expenditure and drives cost saving initiatives

Essential criteria:

• Experienced (Senior ) Sales Manager with lettings experience
• Strong motivator, driven to achieve personal and team targets
• Good communication skills both verbal and written for effective interaction with customers, internal and external stakeholders
• Pro-active approach and keen to take on new tasks and procedures
• Good organisation skills and the ability to multi task and meet deadlines
• Ability to meet the physical demands of the role

Desirable criteria:

• Ability to influence others to follow a particular action or to adhere to a specific policy or procedure
